First, you don’t need financing from banks. Forget begging some suit for a loan at 7% interest with a fat down payment. Creative deals—like buying subject-to existing mortgages or structuring lease options—let you take control of properties with little to nothing out of pocket.

Imagine this: a $300k house with a $260k mortgage at 3% interest from 2020. I step in, take over the payments (about $1,200 a month), and turn around and lease it out for $2,700. That’s $1,500 a month in cashflow, plus $15k-$20k upfront from a tenant-buyer, plus equity growth as the market appreciates. No bank involved. No loan application. Just a deal that pays me now and later.

Second, you don’t need good credit—or any credit. The beauty of creative investing is it’s about the property and the seller’s situation, not your FICO score. Sellers in a pinch—relocating, facing foreclosure, or just tired of double mortgage payments—don’t care about your credit. They care about getting their problem solved. I’ve closed deals with zero credit checks because I’m not borrowing; I’m negotiating directly with the seller to take over what’s already in place. You can too.

Third, experience? Overrated. I’m not saying it’s easy—I’m saying it’s learnable. I started with a $200 clothing budget as a kid, became a Green Beret, and then fumbled my way into real estate selling fax machines before I figured this out. My first lease-option deal netted me $25k with no money down, and I had no clue what I was doing until a mentor showed me the ropes.

David, I am in it to win it. I have to read a lot and my eyes aren’t the best. I will have eye surgery March 11 on my left eye and then after it heals, I will have surgery on my right eye. I was really excited to be able to listen to the audio version, but it soon vanished and I was back to reading. I may be slow, but I am definitely getting through this. I believe you have a great program and I am going to stick to it until the end. I don’t have any other choice, but to do the work. I’m here for it. Thank you for the pep talk and push.
